Get The Right Marketing List

Again, these blog posts were written when I just started wholesaling. This blog was written as a diary. At that time I didn’t know if whatever¬†I did was the right move or if it would work out. So not everything I did was a good choice. The comments in blue are afterthought comments to steer you in the right direction so you do not make the same mistakes I made starting out. Awesome huh?

It was a different website at that time (Wix). DO NOT GO For Wix!! I highly suggest InvestorCarrot.

My first “We Buy Houses In Connecticut” website and after weeks of struggling with the design, I finally did something that doesn’t look half bad. I translated it in 2 different languages to target the majority of ethnicities here. Lucky for me not being from the USA allowed me to speak several languages growing up and it has been very useful. I can not wait to finish this site and go live. Just a few more days. I hope that when I am done, whenever someone types in “I need to sell my house in CT fast” that my website will be on the first page. That would be so amazing! After the We Buy Houses In CT site is done, I still need to figure out SEO. That will be a ton of work, but how hard can it be?

I Quit My Job No Turning back!

For those that are following this. My extravagant paying job is no more. Thursday will be my last paycheck. I decided to not take other offers and invest a month of time to get a deal. The more I wait for the more money I lose due to food rent bills… so before I had the luxury of waiting as I had a stream of money coming in. However, this is no longer the case. Do or die now!

Alas, the website should be completed tomorrow.

My next steps will be:

1. Getting Familiar With My Contracts

I need to study them a bit and figure out what the sections mean. The worst thing that can happen is getting a contract out and the seller asks you what something means and you have no idea how to answer.

2. Making Sure There Is An Escape Clause.

Although I don’t plan on using it, you never know what can happen and you need to be able to protect yourself. This is very important.

3. Research On Targeted Lists To Send My Mailers To.

Many options. Foreclosure, Delinquent taxes, inherited, probate, divorce, absentee owners… I need to figure out which one(s) I will commit to!

Be very careful here. If you make a mistake here it could easily ruin you as a beginner. Marketing is expensive. Crazy expensive. If you buy the wrong list, if you make a mistake filtering your list, if you send the wrong mailer design to that list, game over! RESEARCH!!

These tasks will keep me busy for the next few days. I would like to start sending mailers in by Monday so I am fighting against time. More to come when I have more to write! It is scary, however. Getting a list is quite overwhelming. So many options and you need to select the right options, If you forget one, you may not be targeting people with a high potential of being interested in selling their house. To make matters worse, I have to market my mailers to this list for months and months. So not only is the list expensive… but the mailers you are sending to these people on the list are expensive. So a mistake to not Get The Right Marketing List will be a terrible one.¬† I have been doing a ton of research on which list company to get and the options to choose, and I am terrified to hit the “purchase” button!

But here goes… do or die right?

      Any more detail on the list you chose and some tips on picking the right list?

        Absolutely. I ended up trying all sorts of list providers and filters.
        When I was using listsource or listability I chose people over 37 years old, with 80% + equity, No kids, both absentee owners and in homeowners, single family, that have owned the house for more than 20 years.
        As you can see that is a SUPER specific list.

        Then I eventually merged to US Lead list the inheritance list.
        This because they sell their list to just 3 people per county. So the competition is drastically reduced. The cost per lead is also pretty hgh, so not many people will be happy to buy that list. What people do not realize that if you just make ONE deal from that list, it is not important how much a lead costs, you will make your money back 10X
