I recently saw a podcast with Investor Carrot where they featured someone that is making about 80K a month wholesaling… get this… only after 3 months of investing! Yeah .. I am giving Wholesaling another try!
You know, a good human being would be so very happy for him. But ohh no.. not me! I was furious. Not at him, not because of envy or jealousy. Why? I have had my Distressed home seller site for way over a year. I have been ranking for about a year. This week alone I got 17 Leads!
That is decent right? Then why am I furious? This guy has no ranking site (his site is just 3 months old) so he paid for PPC, and he takes action.I get WAY more leads than him.. but what do I do? I brag and gloat how awesome my SEO skills are and there is where I end.
Those that know me know I HATE wholesaling and that is why I stopped. But after getting a hold of that podcast I decided to shut up, be humble, and go back to the state of mind I was in when I started. I was obsessively determined to make it big no matter what!
Let me tell you How To Create A Cash Buyers Website. So I took a look at my severely neglected cash buyers website. In my defense, when I started that site I had 0 knowledge of SEO and of course my cash buyer site was never ranking.Now that I consider myself way above average when it comes to SEO, I concluded that my site was in no way salvageable.
So no more ego, no more crap, I kid you not. I was and am seriously disappointed in me. And if you are willing to do this together with me, I am willing to share what I know if you share what you know.
I still think that together we can really crush it. So this is what I have decided, as my TrashedHomes.com was seriously horrible!
The first thing you have to do is do keyword research. Find out the main keywords cash buyer are typing in when they are looking for Discounted Investment Properties.
What I have found out was exactly that… they are tying in “Investment Properties in XXX”, where the XXX is the city. They are also typing in REO Properties for sale, or bank owned properties for sale. I could not believe “www.InvestmentPropertiesInConnecticut.com” was available. Same with “www.WeBuyHousesInConnecticut.com”. I am either lucky or people here really do not know how to SEO!! Either way lucky for me.
Please keep in mind that this is my opinion, and who knows how right or wrong I am, but in my defence, it makes sense to me and what I do, google seems to love me.
The reason I choose “Investment Properties In Connecticut”, is because it is of course a top keyword that is entered and it is not limiting myself to a too much of a specific niche.
Let’s take “www.BankOwnedPropertiesInConnecticut.com” for a moment.
This domain name is also available. Why should you not choose it? Yes it is a much typed in keyword, but any Serious investor that buys houses in cash, that does not want to deal with bank owned properties (as they can be a nuisance), would see you in the SERP’s but they will never click you because that site implies you only/mostly do Bank Owned Properties.
So always think, and dig deep and try to find reasons that something is not good or won’t work. When you can not find a single reason why something will fail, you have a good chance of succeeding.
So, “www.InvestmentPropertiesInConnecticut.com” is just brilliant. Most cash buyers know how to flip, but they dont know what exactly to look for. So this domain name covers them all.
What I will do is devote a page on my website for Bank owned properties, and an other page for foreclosure properties for sale etc. etc. This way I will rank for every possible keyword I want to rank for.
So back to my cash buyer site plans.
One thing I have going against me is that my site is brand new. I bought it yesterday and thus my site is not at all aged and who knows how long it will take to start ranking.
But what I do have going for me is that I have about 5 to 6 sites with a good DA and PA (including this blog), and thus I can get as many backlinks as I want from my ranking sites. (I admit, the reason I started my blogs was to collect PA and DA so I can feed backlink juice to my sites.
Also, cash buyers are easy to find without having to rank. SEO is a long term investment to get leads. There are short term methods to get leads, like facebook ads, Craigslist and PPC. (Although I do not advice you pay for marketing for a cash buyer site). Leads are very easy to come by.
USP= Unique Selling Proposition. This is important. How do you stand out when all sites, all underlying principles are all identical? Yes you pay in cash, yes you close in 1 week, yes you buy as is. Everyone says that.
I have been thinking really hard about this but I finally got my very clever USP. The little pitch that will make people choose you over all the other people out there.
I ask you not to copy my USP and find a UNIQUE selling proposition. Once you find it milk it!
So I have that set up and now I am writing copy. Making my site amazing.
It is difficult because I am used to motivated seller copy writing. If you need to sell your house in Waterford Connecticut fast for cash for example, I know how to get your attention… Cash buyers are a complete different thing. So I have no idea of my copy is any good, but I really believe it is. Good or not it is definitely way different from any other cash buyer site I have seen and I suspect it will do great.
Lets dissect this. He is a wholesaler. What do you need to be successful? You need leads, you need to sign contracts and you need to sell the contracts to a buyer.
Lets translate this into SEO:
Finding buyers is very easy, especially when you have a good deal signed. THey will be fighting amongst themselves to get that deal trust me.
THen, converting leads into deals.. that can be learned, That is not a big deal. Practice makes perfect.
Getting leads however. THAT is the hard part. Marketing takes skill and money! Website rank takes skill and time and you may never outrank your competitor.
And this ladies and gentlemen is why I am so pissed of with myself.
I got 1 down. I got 2 pretty much down too, and just 3 I never paid attention to.
If I did, who knows I would be the guy they were interviewing making 100K a month sitting on a beach in Hawaii. For Pets’s sale man!
I can complain and bitch and be bitter…
Or I can say “That’s IT!!” and seriously start crushing it.
Notice I didn’t say “Steps to get a new site ranking one on Google”.
You do not have to!! Set it up TO rank (some day in the future), but for now you need leads. I need leads. I this was my motivated seller site, I would seriously look into PPC if I didn’t rank. There is just no other way to get serious leads coming in. But because I am now talking about a cash buyers site, all I have to do is focus on short term lead generation.
And for now that really is it! Nail those 3 steps. Take time to do it perfectly but in your own way (stand out, don’t copy or personalize someone else’s ideas), and I really do not see how you will not be successful.
There are things you can do to expedite the ranking process. I urge everyone to start a blog. Trade backlinks and guest posts. It will help everyone involved out.
Here is the problem. You do not do it… but others DO! If you don’t and others do, you will have the hardest time outranking them.
Seriously, this is my one secret for my ranking in such a short period of time.
“Obsession”. I overdid every little thing to a point of absurdness.
I did EVERYTHING and I put 100% of fucus into it, no matter how small the SEO benefit seemed to be.
So now I am starting from square one. Brand new domain name.I am eager to help out anyone that is willing to take this seriously. We can do this together.
Just let me know. But as for me..
I am no longer going to be content with ranking one. I lost sight of that. It was my focus for so long I forgot WHY in the fist place I was doing it for.
