I realized all I do here is talk about SEO. This is because I get all my leads from SEO. I used to do direct mail marketing but it is just way too expensive, and it i always me that is looking for the leads. Leads are stronger when they look for you. But apart from SEO it totally escaped my mind to also talk about actual investing. So why not go over How I get my offers accepted? This should be interesting and useful for any serious investor from Michigan to Orlando and anywhere in between

How I get my offers accepted

So last week I received a lead on my site (SEE? SEO!).

I checked out the house and the house seemed promising. It is in a VERY sought after city in CT so that was great. So all looked fantastic. From trulia and zillow, the house looked TINY, but when you get there, they added a HUGE addition. The best thing is that that addition is just a shell. Outside is done, but internally is just studs. A blank canvas.

Just a few moments ago I received an email from the seller. The offer is accepted.

So this is just a teaser for now. I intend to go over stop by step how:

  • I walked the house,
  • spoke to the seller,
  • made an offer,
  • estimated the repair costs
  • Verified my numbers and the deal.

As I am going to write it, this would be a great time with specific questions so I can focus my writing on answering them

      How do you get offers accepted when there are competing investors in the buyer’s pool with you and the seller is pinging you back and forth like a ping pong ball?

        Yes this happens. Here is the thing. The one that sounds more legitimate, less like a scammer, and the one that can connect more with them will have the upper hand. Now have you seen other investors? SERIOUSLY man, cold, all about the money, short, .. we are literally the opposite. We get invited for dinner, for wine, to hang out, just after the first meeting. We tell them we are going to wholesale the house, if that is the plan, and we tell them that selling with an agent will be their best bet, and more money, again.. if that is the case.
        Other investors do not. They simply do not. You know often why? They are desperate. They do not have too many leads. Us?? We HATE wasting time, seriously. We rather deal with serious sellers that do not play ping pong, so we just tell the, flat out, if the price is OK or if it is not. And when the price is MUCH lower they expected… do you know what happens OFTEN? they STICK to us even more!!?! They try to work it out figure out other ways to deal with us. I am guessing this is because they have a gut feeling we are really honest and ethical. Really really!
