StarDate: June 1  – FOUND A BUYER!!

I was SO happy when I got this contract signed. My first, and only one thus far…If you followed my adventures you would know it was hell getting that thing signed with the disappearing act lady and other shenanigans the universe loves to through at me.

Well, today was the end of the inspection period and had to extend it. After countless showings finally someone stepped up, took a look at the house, without hesitation without negotiating, he shook my hand and said: “I’ll take it”. I was like, wait really?

It really is a good house and a good deal. People hesitate too long and miss out so good for him! and good for me.

I also decided to tell the seller how much I am making. I told her I can split the profits with her if she wants. She said, “no no my dear, I am ok”. I tell ya.. honesty… it gets you far. So now I am making .. well not a lot… but maybe .. just maybe not too bad for a first deal. And I can avoid double closing.

My seller is a sweetheart, my buyer a sweetheart (a bit too hairy or me though) and I also told my buyer how much I got the property for.. so there are no secrets. Guess who I will be sending my hugely discounted deals first… yup my awesome buyer!

If I only had 5 or 6 buyers and sellers like these.. I would rock on! But that will come. So last I heard, the buyer is still buying and the seller is still selling, and now I can avoid all the costs of double closing.

Is the Universe finally pestering someone else?? or is this a setup!! Either way… I have 2 more good deals on the way… I am not enjoying this pressure.. but I guess it is better than having no deals at all. Now I am starting to be a bit more confident though and I know I am doing something right!

    excellent Job, the universe seems to test people to see if they really want it…once you push through you’ll be amazed at how deals just seem to flow to you if you continue to put in the work.

    So, was it five months to the first deal?

    Do you think that would have been much shorter if you had skipped the YL first?

    Just curious, if you had avoided the YL maybe the first would have been in three months?

      Hey David, Sorry for the late reply. It was 3 months before I got my first deal lead (the lead that turned into my first deal), but it took 2 months to close on it. It was hell!!
      It is really hard to say what would have happened if I skipped the Yellow letter crap. The reason is that doing them I realized how sellers work think, the logic behind converting by doing it the wrong way. So if you are asking me… I am glad I did it yes. And NO< I should never have done it. So if you are asking if YOU should do it.. I say oh hell NO!! Don't waste your money. You have this guide now, you don't have to make my same mistakes, just learn from them and do it the right way the first time!
